You'll love this beautiful covered site at a spring fed lake in East Texas.
When you're ready for some peace and quiet and are tired of crowded campgrounds with people walking through your site, this is your spot. The gardens are lush, the lake is spring fed and the fishing, boating and swimming are almost always great! You might want to bring a boat for fishing or one for family fun, or use the two provided two seat kayaks for some simple fun and relaxation. Bring the fishing rods and catch sunfish, almost at will from the dock. Fish from from the provided kayaks as you meander around docks. The back of the cove is undeveloped and teaming with wildlife and a great, close kayak destination. You also have your own large dock with picnic table, electrical outlets for boat charging or music to be played at moderate levels. Maybe the kids, Mom & Dad might enjoy a friendly game basketball. Of course, we're happy to loan you our cornhole boards for additional fun that's a little less demanding. Taks a nice walk down the country dirt roads and look out for deer, which are easy to spot most days.
There are many things to do in and around the area, The Grapeland Safari, Davy Crockett National Forest, Mission Tejas State Park, Caddo Mounds State Historical Area or take a ride on a real steam train at the Texas State Railroad in Palestine and Rusk. The site:
The site comes with cable television, wifi, a gas barbeque grill, 50 amp hookup and front and rear sewer connections. There is a deck area that is offers rail lighting which is subtle. The porch area has a ceiling fan with lights. There are undercover lights and floods at front and rear that are controlled by switches. Plants and hanging baskets are in place and watered automatically via drip irrigation. You have access to the basketball court and the small park area. There is a firepit and we provide a complimentary stack of firewood with a two night rental.
We sell additional stacks of wood and Ice to help eliminate trips to town.
You will be able to park your boat nad/or trailer next to the R.V.
All Units renting must be totally self contained. We do not have showers and restrooms for the spot.
This site will only be rented until the middle part of September (at the latest) when our workampers return from Maine. If you choose to bring a boat we have parking and a dock to tie up at. All rentals must be completely self contained, all needed services are available. There is a limit of 6 people at the site at anytime.
We truly enjoy animals but our insurance will not allow them. Therefore our facility is "not" pet friendly.
We are a family based business and ask for no open displays of alcohol, parents to supervise children, soft music only.
We strongly recommend bringing properly fitting life jackets, especially for children and non swimming adults. We do have some available at the dock. They are required to be worn while boating and it's wise for children to wear them at the dock area.
If you are here with someone renting a home they/you are allowed to exceed normal guests totals of the home "not the trailer" if all the guests you came with sleep in the trailer
Holidays require a 3 night minimum.

Policies
Cancellation Policy
Any cancellations made 90 days prior to arrival will receive a full refund minus a $150.00 cancellation fee (per property).
Cancellations taking place under 90 days and before 31 days will forfeit the initial 50% deposit.
Cancellations taking place under 30 days will forfeit total payment.
We do not allow rescheduling.
We do not allow sub leasing.
Deposit Policy
Bookings over 30 days prior to arrival require a ½ payment.
Bookings under 30 days prior to arrival require a full payment.
You will be notified approx. 32 days prior to arrival that the card on file will be charged in two days. Please notify us of any changes in credit card information to avoid any disruption. All correspondence will be with the email used in making the reservation.
Any changes in the above procedure must be agreed to in advance and in writing, no exceptions.
If we are unable to process the final payment (usually the 30 day) we will try every reasonable avenue to contact you. If we cannot contact you within 7 days the booking will be cancelled and the payment on file will not be refunded.
Renters acknowledge that Vacation Country Rentals has the right to charge the credit/ debit card on file for damages to the home that are above and beyond normal wear and tear. Any loss or damage to any Vacation Country Rental property can be deducted from your credit card including, but not limited to the following: Damage to the property, home or yard.
The number of guests exceeds that which is listed for the property.
Excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including towels), soiling of towels, linens & carpets, boating items damaged or lost, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property. Violation of our no pet policy and Excessive trash will incur charges. Pets brought into a non pet friendly home (Creekside is the only pet friendly home) or smoking will incur an automatic $300 fee for each violation.
